Rental cash flow is rent minus the full monthly stack: vacancy, management, maintenance, tax, insurance, and mortgage. Positive cash flow is not the same as a good investment, but negative cash flow on conservative inputs is usually a pass unless you have a clear value-add plan. “It will cash flow after I raise rent” is a plan only if you can show comps, not if you need the listing to work this month.

If cash flow only works after you zero out vacancy or tax, the listing is not carrying itself. Watch the mortgage line: a small rate move can erase a few hundred dollars a month faster than a 5% rent bump can restore it.
