1. Acceptance of Terms

By accessing or using Rental Prop Finder ("Service", "Platform", "we", "us", or "our"), including by creating an account or signing up for the Service, you agree to be bound by these Terms of Service and our Privacy Policy, which is incorporated by reference. If you do not agree to these terms or the Privacy Policy, please do not use the Service or create an account.

These Terms constitute a legally binding agreement between you and Rental Prop Finder (operated by JI TECH LLC). Your continued use of the Service signifies your acceptance of any updates or modifications to these Terms.

2. Description of Service

Rental Prop Finder is a real estate analytics and decision-support platform designed to help investors research and analyze rental investment properties. The Service provides:

• Property analysis tools and financial calculators
• Fair Market Rent (FMR) data aggregation from government sources
• Market research and metro area analysis
• Property listing aggregation from third-party sources
• Portfolio tracking and performance analytics

The Service is intended as an informational and analytical tool only. It does not constitute professional advice of any kind.

4. Eligibility

You must be at least 18 years of age to use this Service. By using the Service, you represent and warrant that you meet this age requirement and have the legal capacity to enter into these Terms.

The Service is currently available only to users in the United States. By accessing the Service, you confirm that you are located within the United States.

5. User Accounts and Responsibilities

To access certain features of the Service, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain and promptly update your account information
• Maintain the security and confidentiality of your account credentials
• Notify us immediately of any unauthorized use of your account
• Accept responsibility for all activities that occur under your account

You may not share your account credentials with others or allow others to access your account. We reserve the right to suspend or terminate accounts that violate these Terms.

6. Analytics, Cookies, and Consent to Data Collection

By creating an account, registering for the Service, signing in, or otherwise using the Service, you expressly grant us permission to collect, use, store, and disclose information as described in these Terms and our Privacy Policy, including the use of analytics and measurement technologies (Google Analytics 4 and related Google tags) enabled by default to understand how the Service is used and to improve product quality, reliability, and performance.

Without limiting the foregoing, you acknowledge and agree that we may:

• Deploy cookies, pixels, local storage, and similar technologies on your device in connection with your use of the Service
• Collect device, browser, and usage information, including pages and screens viewed, buttons and features used, session duration, referral information, approximate location derived from IP address, and other interaction events

• Associate analytics identifiers with your account where reasonably necessary for product analytics (for example, a platform user identifier and subscription plan), subject to the Privacy Policy

If you do not consent to these practices, you must not create an account or use the Service. You may request account deletion as described in the Privacy Policy.

7. Subscription Tiers and Access

The Service offers multiple subscription tiers (Trial, Basic, Premium) with varying features and limits. Access to certain features, data, and functionality is determined by your subscription level.

We reserve the right to:

• Modify subscription tiers, pricing, and features at any time
• Limit or restrict access to certain features based on subscription level
• Approve or deny account applications at our sole discretion
• Change usage limits and quotas with reasonable notice

8. Data Accuracy and Third-Party Data

The Service aggregates data from various third-party sources, including but not limited to:

• U.S. Department of Housing and Urban Development (HUD)
• Zillow and other real estate listing services
• Multiple Listing Services (MLS)
• Public records and government databases
• Census and demographic data sources

We do not guarantee the accuracy, completeness, reliability, or timeliness of any third-party data. Property listings may be outdated, incomplete, or incorrect. Fair Market Rent data may not reflect current market conditions. Crime statistics and demographic data may be delayed or inaccurate.

You are responsible for independently verifying all information before making any decisions. We are not liable for any errors, omissions, or inaccuracies in third-party data.

9. Intellectual Property

The Service, including its original content, features, functionality, and design, is owned by Rental Prop Finder and is protected by United States and international copyright, trademark, patent, trade secret, and other intellectual property laws.

You retain ownership of any data you input into the Service. However, you grant us a limited license to use, store, and process your data solely for the purpose of providing the Service to you.

10. Prohibited Uses

You agree not to:

• Use the Service for any unlawful purpose or in violation of these Terms
• Scrape, harvest, or extract data from the Service using automated means
• Reverse engineer, decompile, or disassemble any portion of the Service
• Circumvent usage limits or access controls
• Share your account credentials or allow unauthorized access
• Upload viruses, malware, or other malicious code
• Harass, abuse, or harm other users
• Misrepresent your identity or affiliation
• Use the Service to compete with us or create a similar service

11. Termination

We reserve the right to suspend or terminate your account and access to the Service at any time, with or without cause, with or without notice, for any reason including but not limited to:

• Violation of these Terms
• Fraudulent or illegal activity
• Non-payment of subscription fees
• Excessive use that impacts Service performance
• Discontinuation of the Service

Upon termination, your right to access and use the Service will immediately cease. We are not obligated to maintain or provide access to your data after termination.

12. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTAL PROP FINDER AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO:

• Loss of profits, revenue, or business opportunities
• Loss of data or property damage
• Investment losses or poor financial performance
• Costs of procurement of substitute services
• Business interruption

This limitation applies whether the claim is based on warranty, contract, tort, negligence, strict liability, or any other legal theory, even if we have been advised of the possibility of such damages.

13. Indemnification

You agree to indemnify, defend, and hold harmless Rental Prop Finder and its officers, directors, employees, and agents from and against any and all claims, liabilities, damages, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising from:

• Your use or misuse of the Service
• Your violation of these Terms
• Your violation of any rights of another party
• Any investment decisions you make based on information from the Service

14. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the United States, without regard to its conflict of law provisions.

Any disputes arising from these Terms or your use of the Service shall be resolved through binding arbitration in accordance with the American Arbitration Association's rules, except where prohibited by law.

15. Changes to These Terms

We reserve the right to modify these Terms at any time. When we make changes, we will update the "Last Updated" date at the top of this page and notify active users via email or through the Service.

Your continued use of the Service after changes are posted constitutes your acceptance of the modified Terms. If you do not agree to the modified Terms, you must stop using the Service.
